This bright and spacious and secure holiday / starter home which is ideally situated in a pretty village with its own commerce and it is also less than 4kms from the mediaeval town
of Confolens in the French department of the Charente.
The ancient stone built property has 62sqm of living space and has been recently redecorated following the departure of a long-standing tenant. Everything is fresh, clean and

There is free parking right opposite the house in front of the village church but there is no private outside space.
A very short lane leads from the church, past the old water pump to the solid and secure
hardwood front door of this “back to back” house. The wall between the adjoining houses is
made from solid stone and is half a meter thick. There is also a thick lining of insulation behind the plaster boards.
Inside is a tiled entrance hall with plentiful storage both under the stairs and in an area to the
left of the entrance where the new water heater sits. Continue through the entrance and to the left there is a door to the bathroom which has a basin, a toilet and a bath that has been adapted to allow an elderly person to take a shower. There is also some storage space, a fairly new heated towel rail, a window and a ventilator. Opposite the bathroom is a recessed area that has previously been used as a home office space but could be converted to more
storage. Next is the light and spacious bedroom with its ancient oak beams and tall window with wrought iron guardrail and electric radiator. Because the property is built on a slope, the window is well above the street below and completely private from prying eyes!The stairs with wrought iron railings are also accessed from the entranceway and take you up to a large landing with three big windows overlooking the church and, through the trees in
winter, the River Vienne. Originally, it was a balcony but many years ago it was adapted to create a covered and glazed indoor space. There is sufficient room for it to be used as a
dining area separate to the living room that leads from it through two adjacent glazed doors.The living room is enormous and has traditional massive old oak beams, a beautiful chestnut floor, a window overlooking the village, two electric radiators and a corner kitchen area with a
sink unit, ventilation and space for free standing kitchen appliances and cupboards. There is a well insulated attic above that could possibly be converted to further accommodation
(subject to planning permission) and it is accessible through a hatch on the landing.
Ansac-sur-Vienne is situated on the banks of the River Vienne and the property is a short walk (2 minutes) to the picnic and fishing area on the banks of the river. There is a bakery, pharmacy, butchers and a bar in the village itself but the medieval market town of Confolens, only 4kms away, has all the commerce and facilities required for everyday living. There are plenty of sights and activities nearby including a “velo rail” which has pedal powered cars that run on the old railway line that connects Confolens to Manot with a stop at Ansac-sur-Vienne on the way.
